RERA-registered brokerage, ORN 58529

Property Investment Consultancy in Dubai

Solera Realty's property investment consultancy in Dubai helps you decide what to buy, where and why, before you commit capital. We are a RERA-registered brokerage (ORN 58529) based in Bur Dubai, and every consultation starts with your objectives, not our inventory.

We look at your budget, financing, holding period and risk tolerance, then test specific properties against Dubai Land Department transaction data, rental benchmarks, service charges and realistic exit routes. You leave with a clear investment brief and a shortlist that fits your strategy, along with the reasons some options didn't make it.

Property investment consultancy in Dubai:

What Is a Property Investment Consultation?

A property investment consultation is a structured review of your goals and the Dubai properties that could meet them. Instead of starting with a project launch, it starts with questions. Are you investing for rental income, capital growth or both? Will you pay cash or use a mortgage? How long will you hold, and how would you eventually sell?

From those answers we build a strategy, then compare properties on evidence: entry price and price per sq. ft. against comparable registered sales, achievable rent, net yield after service charges, developer track record, upcoming supply nearby and resale liquidity.

Good advice matches the property to the investor. No single community, project or investment approach is right for everyone, and a consultation should make that trade-off visible rather than hide it.

Who Our Investment Consultation Is For

  • First-time Dubai investorswho want to understand the costs, process and risks before buying.
  • Overseas investorsbuying remotely who need an evidence-based read on pricing and rental demand.
  • UAE residentsdeciding whether to buy an investment property alongside, or instead of, a home.
  • Portfolio investorsexpanding or rebalancing across apartments, townhouses and villas.
  • Income-focused buyerswho need a realistic net yield rather than a headline figure.
  • Long-term investorsweighing capital growth, infrastructure and future supply.
  • Buyers comparing off-plan and ready propertyfor the same budget.

How Our Property Investment Consultancy in Dubai Works

Dubai property investment analysis comparing price per sq ft, rental yield and transaction data
  1. 01

    Define your objectives and constraints

We agree on the goal (income, growth or a balance), available capital, cash versus financing, investment horizon and how much volatility you can accept. If you plan to use a mortgage, we factor in lender requirements early. Our mortgage calculator gives you a first estimate.

  2. 02

Match a strategy to the goal

An income strategy usually favours ready units in established rental communities. A growth strategy may accept waiting longer for returns, often through off-plan purchases or areas gaining new infrastructure. We also settle the property type, because apartments, townhouses and villas differ in tenant profile, running costs and liquidity.

  3. 03

    Test the market evidence

We compare asking prices with registered transactions and price per sq. ft. for similar units, check achievable rents against the DLD Rental Index and look up the building's approved service charges. Listing prices are treated as asking prices, not proof of value.

  4. 04

    Shortlist and run due diligence

For each shortlisted property we review the developer's delivery record and registration status. For off-plan, we check the project escrow account and whether the payment plan suits your cash flow. For ready units, we check the title deed, service charge position and any existing tenancy.

  5. 05

Plan the purchase and the exit

Before you commit, you see the full acquisition cost, expected net income and the most likely exit routes: long-term hold, resale at handover, or resale as a ready, tenanted unit. If you proceed, our team handles negotiation, documentation and the transfer.

Gross vs Net Rental Yield in Dubai

Gross rental yield is annual rent divided by the purchase price. Net rental yield subtracts the costs of owning and letting the property, and it is the figure that shows what an investment actually earns.

Costs that reduce net yield include:

  • service charges, set per sq. ft. in the building's approved budget
  • vacancy between tenancies
  • maintenance and repairs
  • property management and leasing fees
  • furnishing and higher turnover costs for short-term lets
  • mortgage interest, if the purchase is financed

Two properties with the same gross yield can deliver very different net returns. That is why we compare net figures, calculated on your total acquisition cost.

Illustrative example only, not market data

AED 1,000,000 unit let for AED 70,000 a year

A 7% gross yield becomes about 4.6% net before financing, and lower again once purchase costs are added to the price.

  • Annual rentAED 70,000
  • Service charges− AED 12,000
  • One month's vacancy− AED 5,800
  • Maintenance and management− AED 6,000
  • Net income≈ AED 46,200
Figures are hypothetical and rounded, used only to show how costs change the result.

What It Really Costs to Buy an Investment Property

The purchase price is only the starting point. Budget for:

DLD transfer fee4% of the sale value. The DLD fee schedule splits it 2% buyer and 2% seller, although the buyer often pays the full amount by agreement.
Registration feesTrustee and title deed fees for ready property, or Oqood registration on the DLD's interim register for off-plan.
Brokerage commissionAgreed in writing before you proceed.
Developer NOCWhen buying a resale unit.
Mortgage registration and valuation feesIf you finance the purchase.

We give you a line-by-line estimate for every shortlisted unit. For quick comparisons, try our investment calculator.

Off-Plan vs Ready Property Investment in Dubai

Choosing a Location: Demand, Supply and Exit

Searches for the best areas to invest in Dubai usually return a ranked list. We look instead at why an area might work for your strategy:

  • Rental demand and tenant profileWho rents there, and at what price point.
  • Future supplyHow many units are due to hand over nearby, which can put pressure on rents and resale prices.
  • InfrastructureNew transport links, schools and retail can shift demand. Our Dubai Metro Blue Line analysis is one example.
  • Resale liquidityHow often comparable units trade, which affects how quickly you can sell.
  • Community costsCurrent service charges and how they have moved.

An area that suits a yield-focused buyer at AED 900,000 may not suit a growth-focused buyer at AED 2 million. Our area guides cover community-level detail.

Freehold Ownership and Golden Visa Eligibility

Freehold ownership

Under Law No. 7 of 2006, non-UAE nationals can own freehold property in designated areas of Dubai. You do not need UAE residency to buy, and many purchases can be completed without being in Dubai.

Golden Visa eligibility

Property with a purchase value of AED 2 million or more can support an application for a 10-year renewable UAE Golden Visa. The conditions for mortgaged and off-plan property were revised in 2026, so we confirm current DLD and residency-authority requirements before you buy rather than treat eligibility as a given.

What We Won't Promise

Dubai property can perform well, but it isn't risk-free. We will not promise guaranteed returns or future price growth. Projected rental income is an estimate, past price movement does not guarantee future appreciation, and market conditions can change.

Suitability depends on your objectives, finances and circumstances. Our job is to put the evidence and the trade-offs in front of you so you can make the decision. For tax, legal or wealth-planning questions, we recommend speaking to an independent licensed adviser.
